Question on a 222 rebuild Pic attached

Hello, new here. I'm looking to rebuild a 1972 222. I'm familiar with all the work that goes into it. My question is on the initial purchase. Am I paying to much? Asking $3700 with no trailer. Says the gas tank is new, new t top, New lowrance GPS combo New aluminum jack plate, and New battery charger. Most of this is useless for me including the motor.

 I'm looking to make it a tower boat for SW Florida? Here are some pics, what are your thoughts? Thanks
