Title: 1978 22' Family Fisherman- What is it worth?

Guys,
I love my boat and I learned a ton working on it the last couple of years but I am considering trying to sell it locally because my boating lifestyle has changed a bit.  If I decide to put it up for sale, what should I expect to get for it?

1978 22' Family Fisherman
1996 Yamaha 200 HP carbed Saltwater Series outboard
Rebuilt (but still pretty beat) EZ Loader trailer
Boat is pretty much stripped with one battery in a box on the deck in the starboard transom corner, oil tank in a battery box in the port transom corner.  No cabin door.  No seating other than captains pedestal seat.  Compass and Garmin 541S.  No soft spots in the deck.  Hull is fine, (previous repair in bow, some spider cracks on the top cap along the gunwales).  No obvious signs of water in the stringers.

New in 2012 (see my photo gallery):
Rebuilt Nidacore transom
New aluminum 54 gallon gas tank
Bennett M120 trim tabs

I would just try to sell it locally (Nantucket Island, MA).  Let me know what you guys think!
